We had a property inspection report done by Ross recently and have nothing but good things to say about the service. He was friendly, professional and very quick with same day turnaround of the report to us. The report was extremely thorough whilst being written in easy to understand language. It pointed out many things we had overlooked in our own inspection of the property. We would recommend Ross's services to anyone in Dunedin looking for a comprehensive building inspection report.

Ross has done 2 houses for us and lucky we did cause both were in a bad shape, roof was rotten and deck didn't have a permit, along with a few other things we didn't see or we over looked, I definitely recommend getting Ross to do your report he spots all the things you may over look or not even know about. As for the 2 star review below "overlook even basic things like spa which wouldn't start" err really ? you should be worried about the house than a spa not working, he found leaking in roof and gas bottle not within regulations that's his job. Highly recommend using Ross Lunn for anyone looking at buying a new house or first home, also was friendly and quick with getting his reports done. Many Thanks Richard

Hired Ross Lunn (Property Appraisals) to do the pre purchase building inspection of our Dunedin house. Besides leaking garage and a flooding pump hidden under veranda which we didn't know about he managed to overlook even basic things like spa which wouldn't start. He highlighted couple of obvious things like windows which don't close tightly, gas bottle in the cupboard that must be outside by latest regulations, missing lightbulbs etc. and not so obvious and neutral leaving us with wrong impression that we're buying otherwise perfect house. So if you want to pay someone 500-600 to check windows locks and light bulbs then hire Ross Lunn. His building report has Red Letters that he takes no responsibility for it. Quite unprofessional
