Asked for an inspection highlighting any major areas of expense in the next few years. They missed broken fences and a rusted through and leaking roof (with interior gib damage), rotten window frames and a door and some subsidence to the side of the garage leading to cracking of the tiles / footpath. They provided a verbal report on the day and did state that the roof would need replacing at some point, howeve didnt state it had already failed. They were given a direction that the bank would not lend on a high risk property (bridging finance) and on the day they stated it was not a high risk property - their report sent post unconditional then did. They claimed they didnt find the leak as it was under a deck they coundn't check. My builder spotted the leak from inside the garage within seconds and it took him 2 mins with a torch looking end-on under the deck and through board gaps to find the damaged areas. On raising this, Pat was difficult to deal with, straight into the 'well our terms state XYZ and an arbitrator will side with us'. Never came through with the promised remediation for the missed fencing issues etc. Was not worth the for us. Hope you all have better luck.
